I have been trying to "steal" a condo in Vegas for the last 4 months. I probably would start out living there for 4 months a year.

Just was screwing around on Craigslist looking at property in Tampa and Vegas.

Housing(as if I didn't know) values are dropping faster than an Iowa snowfall...........wow!

Many houses that are listed in Vegas are going for less than $80 per SQ. FT.........meaning you can roughly get a 2000 sq ft home(new) for $160,000 or less.

I am trying to buy a condo from a poker pro who pre-paid his association dues($375 per month) for FIVE years. He still has 46 months left. He is desperate and it's dirt cheap. The problem is he has lied to me about the title. Imagine that!

There is very little maintenance that goes along with a vegas house, so never realized the condo fascination for the city.

My previous house there was in a guard gated community, had a desert landscape and no pool and my only maintance in the 6 years living there was spraying roundup on the occassional weeds that would sprout up, changing the air filter monthly, and spraying for bugs around the outside of the house once a month with a $3.32 bug spray from walmart(had one insect invasion on average every three months, usually a cricket or small spider).

My monthly association dues were a mere $60 a month, my insurance a mere $550 per year, and my property tax a mere $1200 per year.

The house was 1668 sq. feet

I believe you Fish we got into town we looked all over for homes, granted they were rentals but most of them were for sale also. You cant go down a street without seeing one house for rent/sale. Basically pick a street or two you want to live on and you will see a home on it for sale/rent.

Anyways, coming from a distressed area like michigan and owning 4 homes there I had an idea about what prices should be like, what was agood deal ,etc... I was amazed from early on, Vegas was as good or better deal wise than Michigan. The whole supply and demand theory I guess. These homes are all newer built. Just like you said 2000 sq ft homes for less then $200k if you look around.

Now the key with Vegas, imo, like any other area is location. So obviously be careful. Like my old hometown, you can blink your eyes and everything can change that quick. So I am saying some of these deals probably arent in the nicest areas but even then the better areas are very reasonable priced and I would be willing to say have dropped 30-40% since the boom days.

You are right about the upkeep of homes. We have lived here since mid august and only 1 time are lawn needed mowed on our small patch of grass. With that said I dont like the yards here. I thought I loved subdivision living but I am tired of it already. Would rather live off the beaten path on some land but you arent finding that here in LV.

Try the Southwest area or the extreme N-NW area...............

I still prefer the east side of Vegas over the west.............

I can imagine Santa Barbara being a bit expensive otherwise that would be tops.

Out of the list - Vegas. Overall, Northern SD county up to Monterrey County. Don't really matter as long as its not Compton.
